Hyderabad's Most Expensive Rentals : Homes That Rent for ₹4 Lakh+ a Month

₹5.8 lakh a month!!! That's what the top luxury villas in Hyderabad are now fetching in rent, more than many people pay for a year's rent elsewhere in the city.

Hyderabad's luxury rental market has grown fast, driven by senior tech leaders, founders, expat executives and families who want a premium home without buying one. Here's our list of the city's most expensive rentals right now, split into villas and apartments.

Luxury villas: the top of the market

Villas lead Hyderabad's rental rankings. Private space, gardens and gated-community privacy are what the top end pays for.

1. Jayabheri Temple Tree, Financial District: ₹5–5.8 L/month The most expensive rental on our list. Temple Tree sets the ceiling for Hyderabad villa rents, right in the heart of the Financial District.

2. Aditya Casa Grande, Gandipet: ₹4.5 L+/month Gandipet's greener, quieter setting near the lake belt draws tenants who want space and calm while staying close to the IT corridor.

3. Krinns Villas, Financial District: ₹4 L+/month

4. Fortune Esmaralde, Kondapur: ₹4 L+/month Proof that established Kondapur, close to HITEC City, still competes at the very top of the market.

5. Myscape Courtyard (larger villas): ₹4 L+/month The bigger villa formats here enter the ₹4 lakh club.

Luxury apartments: sky-high living

Apartments are catching up with villas. High-floor sky villas and ultra-premium towers now rent for villa-level money.

1. DSR The First: ₹4.5 L+/month The highest starting rent among the apartments on our list.

2. Jayabheri The Peak, Financial District: ₹4–4.5 L/month Jayabheri appears on both lists: Temple Tree for villas and The Peak for apartments.

3. Fortune Sonthalia Sky Villas, Kokapet: ₹3.5–4.5 L/month Kokapet's skyline homes offer villa-sized living in the sky, with views to match.

Also worth noting: My Home Bhooja: up to ₹3.2 L/month. One of Hyderabad's best-known luxury towers, but its rents currently top out around ₹3.2 lakh, a step below the ₹4 lakh club.

What these numbers tell us

The Financial District is the luxury capital. Two of the top four rentals are in the FD, both by Jayabheri. Being close to the city's biggest office campuses is worth a lot at the top end.

West Hyderabad owns the list. Financial District, Kokapet, Gandipet and Kondapur all sit in the same western growth belt, the same stretch that keeps coming up on this blog, from Kondapur's gated communities to the proposed high-speed rail along the ORR.

Villas still rule, but sky villas are closing in. The very top of the market is villas, but premium apartments like DSR The First and Jayabheri The Peak are now in the same ₹4–4.5 lakh range.

Brand isn't everything. My Home Bhooja is one of the city's most famous addresses, yet it rents for less than several newer projects. Tenants at this level pay for size, privacy and newness, not just the name.
